Hardwax oil floors require more consistent attention than lacquered floors, but the maintenance involved is straightforward and the results of doing it properly are visible in a floor that retains its depth, warmth and protection for many years without needing major work. Understanding the maintenance cycle for hardwax oil, and using the right products at the right intervals, prevents the premature depletion and wear that occurs when the floor is ignored or cleaned incorrectly.
Daily and Weekly Cleaning
The primary enemy of a hardwax oil floor in daily use is grit. Fine particles of sand and stone under foot traffic abrade the surface, eventually wearing through the oil protection in traffic paths. Door mats at all external entry points, and a habit of dust-mopping or dry sweeping daily, prevent grit accumulation more effectively than any treatment product.
For wet cleaning, use the product appropriate to the oil brand on your floor. Osmo Wash and Care diluted 1:20 in water is the standard recommendation for Osmo-finished floors. It cleans the floor and deposits a small amount of care agent with each wash, maintaining the oil level in the surface incrementally. Rubio Monocoat Soap performs a similar dual function for Rubio-finished floors. Apply with a microfibre mop that is damp, not wet.
Avoid any cleaning products containing wax, silicone or strong surfactants. These leave residues that interfere with the absorption of maintenance oil coats and can gradually produce a dull, difficult-to-remove film on the floor surface.
Monthly Check
Once a month, do a simple water test in high-traffic areas: sprinkle a small amount of water on the floor surface and observe whether it beads or is absorbed. On a properly maintained hardwax oil floor, water should bead clearly. If it is absorbed and darkens the wood rather than beading, the oil in that area has been depleted and a maintenance coat is needed.
This test is the most useful indicator of when maintenance is required. Rather than applying maintenance oil on a fixed calendar schedule regardless of whether it is needed, the water bead test tells you precisely which areas need attention and when.
Maintenance Oil Coats
When the water bead test indicates that the oil has depleted in an area, clean the floor thoroughly, allow it to dry completely, and apply a thin maintenance coat of the appropriate oil. For Osmo-finished floors, Osmo Polyx Oil applied with a Hard Wax Oil Applicator or microfibre cloth works the product into the surface. Apply it thinly, spread it fully, and allow it to dry for 12 hours before walking on it.
The maintenance coat needs to be applied only to the depleted area, not necessarily the whole floor. Over time, if some areas receive maintenance coats more frequently than others, the slightly different oil accumulation may produce minor colour variation. To prevent this, applying a whole-floor maintenance coat occasionally ensures consistent appearance across the entire floor.
Annual Whole-Floor Treatment
Once per year for most residential floors, clean the whole floor thoroughly with an intensive cleaner like Osmo Intensive Cleaner, allow to dry, and apply a maintenance coat across the entire floor. This restores the appearance and protection uniformly across the whole floor and prevents any gradual divergence in colour or protection level between high-use and low-use areas.

- Monthly: water bead test to identify depleted areas
- As needed: maintenance oil coat to depleted areas
- Annually: whole-floor intensive clean and maintenance coat
The maintenance routine for a hardwax oil floor is more active than for a lacquered floor, but it is not burdensome in terms of time or cost. A litre of Osmo Polyx Oil applied at maintenance coat rate covers a large floor area several times over. The benefit of this routine is a floor that retains its quality and character over a long period, and that can be fully repaired and renewed on-site when eventually needed without the cost of a professional refinish.
